A Mortgage Inspections consists of a map of a property description with the approximate locations of structures and major improvements shown. It is used by lenders as a reasonable assurance that there are no survey related issues that will adversely affect their loan. Boundary Surveys determine the exact extent of property lines. They are typically used to aid in the placement of buildings, building additions, fences, landscaping, and other activities which are planned near boundary lines such as timber harvesting. A Boundary Survey will include a survey drawing/report which will show the size and shape of the property surveyed and where stakes were found or placed in the ground. Locations of existing improvements may also be mapped if requested. Boundary surveys can be performed for residential, commercial, and industrial properties. If there is a dispute between property owners, a boundary survey is usually the first step in resolving the conflict.
